We provide a HIP that will contain all the required documents:
Home Information Packs will comprise mandatory (‘required’) and optional (‘authorised’) content as described below.
Mandatory ('required') documents include:
- An index (i.e. a list of the contents of the Pack)
- A sale statement (summarising terms of sale)
- Evidence of title
- Standard searches (i.e. local authority enquiries and a drainage and water search)
- An Energy Performance Certificate (EPC)
- Where appropriate, commonhold information (including a copy of the commonhold community statement)
- Where appropriate, leasehold information (including a copy of the lease, service charges and insurance details)
- Where appropriate, a New Homes Warranty
- Where appropriate, a report on a home that is not physically complete
Optional ('authorised') documents include:
- A Home Condition Report (HCR)
- Guarantees and warranties
- Home use/contents forms
- Other searches
- Legal summary
Energy Performance Certificates
An Energy Performance Certificate details the energy efficiency and environmental impact of your property. Our inspector will conduct a survey of your property to assess it’s energy efficiency and will produce an Energy Performance certificate which gives an easy-to-understand rating of the energy use of your property. It will also give recommendations for improvement along with an idea of how much money you could save.
Grades are given on a scale of A to G.
• A - very efficient and low impact on the environment
• Most new properties are Grade B/C.
• Grade D/E is the UK average.
• G - very inefficient and high impact to the environment
In 2008 rented residential property will also require an EPC which we will be able to produce for Landlords.

The HIP’s are assembled by a Cardiff based search provider, comply with the HIP code and are fully insured and indemnified.
